CELEBRATION RESIDENTIAL OWNERS ASSOCIATION, INC. (CROA)

Community Association: A residential area where (1) the owner of a lot / unit or cooperative share is automatically a member of the association, (2) the owner is required to pay assessments and, if unpaid, the association has the legal right to file an assessment lien and foreclose on that lien, and (3) the owner, his/her family members, tenants, or invitees must abide by the provisions contained within the association’s recorded documents.

Celebration Residential Owners Association, Inc., is a Florida community association which must function in accordance with its specific recorded governing documents, the provisions of Chapter 720, Florida Statutes, Homeowners’ Associations, and all other applicable county ordinances, state statutes and Federal laws and regulation,

CELEBRATION NON-RESIDENTIAL OWNERS ASSOCIATION, INC. (CNOA)

All commercial land owners within Celebration are members of CNOA. The CNOA Board of Directors, acting on behalf of the members, is responsible for preserving, protecting and enhancing the non-residential areas of the community.

The five-member Board is currently composed of three developer appointed representatives and two other elected commercial land owners. Transition to a commercial owner-controlled board will occur after TCC has sold 90% of the commercial-properties within Celebration.

CELEBRATION JOINT COMMITTEE, INC. (CJC)

 

The CJC is a five-member administrative body currently comprised of two (2) Celebration Residential Owners Association (CROA) board representatives, one (1) Celebration Non-Residential Owners Association (CNOA) board representative, and two (2) designees of The Celebration Company (TCC). It administers services that are used jointly by both CROA and CNOA such as management, communications, accounting and security. When both CROA and CNOA are 90% sold out, the CJC will consist of three CROA board representatives and two CNOA board representatives.

CELEBRATION COMMUNITY SERVICES (CCS)

A 501 (c) 4 corporation whose purpose is to provide community events for Celebration residents and the greater community and to enhance a wide variety of community outreach programs, publications and community communication tools. The Board of Directors consists of the President, Vice President and Treasurer of the Celebration Residential Owners Association Board (CROA) and two (2) non-Celebration owners who are appointed by the CROA representatives.

CELEBRATION COMMUNITY DEVELOPMENT DISTRICT (CCDD)

 

This special purpose governmental entity provides the financing and management of certain community-wide infrastructure improvements. The CCDD has the authority to levy annual taxes and/or assessments on the properties within the District’s boundaries. The CCDD is governed by a five-member Board of Supervisors elected by property owners within the District. The CCDD is responsible for the maintenance of roadway lights, street sweeping, non-residential common area landscaping, maintenance of street trees and turf, alleyways, public trails, aquatic weed and mosquito control, maintenance of the lakes, stormwater retention areas, and drainage systems.

ENTERPRISE COMMUNITY DEVELOPMENT DISTRICT (ECDD)

This special-purpose governmental entity provides the financing and management of certain community-wide infrastructure improvements. The ECDD has the authority to levy annual taxes and/or assessments on the properties within the district’s boundaries. The ECDD is governed by a five-member Board of Supervisors, all of whom are elected by The Celebration Company (TCC). The ECDD is responsible for potable water, reclaimed water, and sewer utilities.

THE CELEBRATION COMPANY (TCC)

A subsidiary of The Walt Disney Company, The Celebration Company designed, developed and marketed the community of Celebration. Working with internationally acclaimed architects, TCC developed a wide range of residential and commercial offerings, managed the Celebration Residential Owners Association and Town Center area until 2004, and worked to create a real and innovative community.

TOWN CENTER/LEXIN

Lexin Capital is a private investment company that serves a global client base and makes direct investments in real estate. Celebration’s downtown is a traditional retail and business district modeled after those found in small American towns. Retail shops, restaurants, a town hall, post office, and offices are among the downtown businesses. Many of these buildings are situated along a wide promenade circling a lake.

CELEBRATION FOUNDATION

While not an official governing body, this non-profit organization was established by The Celebration Company as one the community’s central leadership groups. The Celebration Foundation sponsors programs, initiatives and events for Celebration residents, and collaborates widely with other entities in Celebration and Osceola County. In addition, several of its programs benefit the larger community. The Celebration Foundation is supported by grants, fundraising, and philanthropy.
